We were hired to completely redo this entire home. The home was completely gutted down to the studs. The entire exterior was redone as well. New siding, roof, shutters, gutters, retaining walls, underground drainage systems, paver walkways and patios, garage doors, and new asphalt driveway were all completed. A whole house generator along with new air conditioning were also installed. New Marvin Integrity black simulated divided light windows were installed throughout the house. We also added a nice three window transom window high above the front entry door for added design in the entryway. We excavated under the old raised sun room and poured a new foundation so that the area under the sunroom could be framed in for storage which is accessible from the outside through a small access door. The rear landing was re-built so that the stairs led down to the rear patio and not the rear walkway. We added hidden storage for the garbage barrels under the rear landing as well. The yard was regraded and the trees were cut up and thinned out. A complete security system was installed equipped with 5 exterior cameras, motion lights, 2 interior cameras, motion sensors, heat and water sensors, glass break detectors, and window and door sensors. A dual sump pump system was installed with a battery backup as well. A complete boiler installation was completed and we installed a Bosch energy efficient boiler with on demand hot water. On the interior, we removed the wall separating the living room from the kitchen as well as the wall separating the kitchen from the dining room. This created a wonderful open concept dining and entertaining space. Custom cabinetry was installed in the kitchen and we moved a baseboard radiator so that we could add additional cabinetry on the hallway wall of the kitchen. We relocated the heat by installing a toe kick heating unit in the base of the peninsula cabinetry. Granite counters were installed along with recessed lighting that we centered on the cabinetry in each light location. Complimenting pendants lights were installed along with LED ribbon under cabinet lighting. A nice 4x12 inch varied texture light gray backsplash was installed to compliment the gray color scheme throughout the house as well as the grays in the counter top. New hardwood floors were installed in the kitchen and dining areas while the original oak and douglas fir flooring was salvaged throughout the rest of the first floor. A nice dark stain and satin polyurethane was applied to the floors at the finish. GE Cafe appliances were installed and the refrigerator comes equipped with a built-in Keurig coffee maker. A beautiful mercury glass chandelier hangs over the dining room table location and the entire space is accented by black windows and a shaker style mantel surround that was custom built. The surround has all of the trim elements that are showcased throughout the house. Beaded details, skaker panels, and cove moulding all come together in the surround and accent the solid bluestone hearth slab and black iron fireplace doors. The banister and newel posts were rebuilt in the same shaker style and stained the same color as the floor. All balusters were painted black which helps to accent the windows and gray tones throughout the house. Crown moulding was installed throughout most of the first floor as well. All new craftsman style 5 panel doors were installed along with a beaded colonial casing and custom milled flat stock beaded top baseboard moulding. Smart thermostats were installed along with the Lutron Casetta lighting system. All recessed lighting can be controlled by either the dimmer switches on the wall, or by an app on your smart device. The Lutron app also allows you to control the thermostats in the home as well. The walls throughout the house were wired with all new electrical and CAT 6 network cables. All of the network lines terminate in the downstairs utility room where we installed the main router, modem, and alarm system hub. We provided the homeowner with IR receivers so that the cable boxes can be installed in the downstairs utility room as well. The IR receivers attach to the CAT 6 wires and a small transmitter is attached to both the cable box and the tv. All the homeowner needs to do is point their remote at the tv in any tv location and the IR transmitter will carry the remote signal through the walls via the CAT 6 cables down to the utility room directly to the cable box. TVs were installed in the kitchen and both bathrooms, with hookups available in both home offices, the rear sun room/family room, all bedrooms, and both the living room and downstairs family room. Each location where an IR receiver is located is also equipped with a traditional cable hookup as a backup. For instance, in each bathroom there is a tv mounted up on the wall with an IR receiver. Located in each vanity is a traditional plug and COAX cable hookup just in case the homeowner wants to have the cable box in the specific room. It can all be hidden away in each vanity. We rebuilt closets in all bedrooms and moved the bedroom entry doors where necessary to allow for a better flow throughout the house. Each closet received a California Closets organizing system with a textured linen finish. The systems all have the same shaker style design like the kitchen cabinets as well and the master bedroom closet was finished off with sliding barn doors. On each side of each bed location throughout the bedrooms, we installed combination plugs and USB ports to allow for easy charging of smart devices. A smart hub for charging smart devices was also installed in the kitchen area. All lighting throughout the house is LED for energy efficiency. There were approximately 60 - 70 four inch LED recessed lights installed throughout the entire home. The main bathroom was reworked for a more efficient layout. Since we replaced the old vented boiler with an energy direct vent boiler, we removed the old chase chimney that was used to vent the old boiler. This chase chimney extended from the basement up through a wall in the bathroom. Upon removing the chimney, we decided to also remove the linen closet that was also in the bathroom. This gave us the ability to add a nice six foot double vanity in the spot where the linen cabinet and hidden chimney were. Since we lost the linen cabinet space, we had a custom linen cabinet built and installed along the wall in the bathroom. The unit matches the custom black vanity that was installed as well. We installed a wood looking ceramic plank floor and white subway tile throughout the entire bathroom. The space was finished off with nice chrome fixtures, a wall mounted hidden tank toilet, black plantation shutters, and nice thick glass bathtub doors. The entryway floor was removed and tiled with a nice travertine 4x12 tile done in a herringbone pattern on a 45 degree angle. The color of the travertine has many of the complimenting colors throughout the house; browns from the floor and rebuilt stairs, grays from the walls, cream from the cabinetry, and beige from the downstairs tile and floor. GPS programmed timers are linked to all of the new exterior lighting which was all redone. The floor in the basement level is a Coretec cork/laminate floating floor. We custom mixed a stain to match the floor so that the new shoe moulding could be stained to match the floor. The family room received a small kitchenette with a refrigerator and microwave and the same cabinet style as the kitchen, but black in color. The counter top also matches the kitchen, but is finished with a leathered satin finish so you can feel each individual stone that makes up the counter. Under cabinet lighting was also installed along with crown moulding. The walls throughout the basement were mostly completely re-framed and we added additional chase walls so that the original plumbing for the lower level heat could be removed from the exterior walls. Now, the heating pipes only circulate in conditioned spaces and never go into the exterior walls. This will ensure that the pipes will never freeze. We also sprayed the lower portion of the foundation walls with closed cell foam insulation which provides a higher R value of insulation. We completely encapsulated the attic as well and sprayed an open cell foam insulation in there as well which helps to condition the space and make the house more energy efficient. We added a nice wood looking ceramic tile floor in the lower level bathroom and laundry room and installed vanities that match the upper level bathroom. PVC ship lap panels were installed in the bathroom as wainscoting and extend up to the ceiling on the vanity wall. A partial vessel sink with unique chrome fixture were installed on the beautiful granite top which was also installed as the shelf along the foundation wall, the threshold for the bathroom, and the foot shelf in the shower. The shower was completely rebuilt and the floor was opened so that the plumbing drains for the shower and toilet could be changed. Large four foot tile planks were installed in the shower along with a recessed Kohler shelving unit and chrome fixtures. Energy efficient laundry machines were installed in the laundry room as well as a direct drain dehumidifier. The downstairs office was finished off in the same way as the upstairs office. Multiple network ports and USB chargers are available for any number of home office configurations. The garage ceiling was removed so that plumbing and heating lines could be removed and rerouted into more conditioned areas of the house to prevent freezing. Since the upstairs bathroom sits over the garage by a couple of feet, we installed an electric heating unit which keeps the garage at 55 degrees during the winter for added security against freezing, even though the plumbing lines for the bathroom are not located in the garage ceiling. Custom shelving was built for storage and anchored into the walls as well.
